Rapid Construction Solutions LLC is searching for a highly skilled in-house Project Manager with experience in procuring bids, sending out and negotiating contracts, and maintaining insurance logs on numerous storage unit construction projects. The ideal candidate will organize and oversee construction processes and ensure they are completed in a timely and efficient manner, must be well-versed in all construction methodologies, procedure, and be able to achieve the best results. The candidate will have an analytical mind and great organizational skills. Our goal is to ensure all projects are delivered on time according to requirements and without exceeding budget. Rapid Construction Solutions is a fast-growing storage unit construction company, and the ideal candidate needs to fit the position, not as it exists today, but as it will exist in the near future. Thus, as RCS grows, this role will grow as well.
Responsibilities:
- Determine needed resources (suppliers, subcontractors, equipment) from start to finish and send bid invitations
- Evaluate all bid packages with attention to budgetary limitations
- Negotiate contracts to reach profitable agreements
- Draw up contract documents to include written scope of work
- Maintain viable relationships with existing suppliers and subcontractors
- Prepare and issue change orders
- Track all contract paperwork and insurance documents
- Approve supplier/subcontractor invoices or pay applications
- Assist in monthly progress billing to account for prompt monthly invoicing
- Interfacing with superintendents to coordinate subcontractors and suppliers to ensure deadlines will be met
- Coordinating with Superintendent to deal with day-to-day obstacles
- Oversee distribution of close-out material, facilitate prompt punch list final sign-off, completion, and resolution of all contract paperwork for final acceptance by the client and appropriate authorities
- Assist in obtaining permits and licenses from appropriate authorities
Skills:
- In-depth understanding of construction procedures and material and project management
principles
- Must be familiar with Contract Documents, AIA Pay Applications, Drawings, Specifications, Addendums, etc.
- Good knowledge of MS Office
- Outstanding communication and negotiation skills
- Excellent organizational, filing, time-management skills, and attention to detail
Experience:
Construction Experience 5 year (Preferred)
