The Rapid Headquarters development is a unique project offering three floors of self-storage with corporate offices on the fourth floor for RBS, a company specializing in self-storage construction. The site was pad-ready, already entitled for self-storage and zoned for office use, with completed retention and underground site work, along with sufficient parking for over 60 employees. Located in Ocoee, FL, the project required collaboration with the city to gain site plan approval for a three-story self-storage facility with a drive-through tunnel and an office space for employees who build and develop self-storage projects across the country.

The project took 18 months to complete, officially opening in December 2023. Challenges included post-COVID material shortages, such as electrical panels and A/C condensing units, as well as cost overruns and schedule delays due to prioritizing customer projects. Overcoming these obstacles provided valuable insight into the challenges faced by GC clients and developers, allowing RBS to refine its construction processes for improved efficiency.

With 40,000 square feet per floor, the facility features a hybrid construction method: Type 1A construction on the first floor with a four-hour horizontal fire barrier separation, and Type 2B construction above—standard for three-story self-storage buildings. This hybrid approach allowed for a functional and efficient design exceeding industry standards.

Since its opening, the facility, which is entirely climate-controlled, has exceeded lease-up expectations, reaching over 50% occupancy within its first year. The fourth-floor office space offers a modern, open-concept design reminiscent of Silicon Valley workspaces, fostering collaboration and social engagement. Additional amenities, including a golf simulator, workout center, and shower facilities, create a unique and engaging work environment.

Designed with clients in mind, the office serves as a comprehensive showroom where visitors can explore self-storage construction materials, from roofing sheets to A/C platforms, ensuring a hands-on planning experience for future developments.
